Avalon residents income below LA County median

Community survey finds disparities. Data will be used to apply for grants

The median household income in Avalon is $78,560, according to the 2023 Community Survey Report at it’s Nov. 7 meeting.

The City Council received and filed the 2023 survey at its first November meeting.

The figure of $78,560 for Avalon is less than the median household income for LA County, and less than median household income for California, according to the staff report by Assistant City Manager Jocelyn Francis.

(According to June document issued by the California Department of Housing and Community Development, low income for a Los Angeles County family of four is $100,900.)

“The income survey data will be utilized to apply for grants,” Francis wrote.

“A grand total of 635 surveys were gathered, with 204 received via mail, 161 submitted online, and 270 conducted through door-to-door efforts. Among these, 65 were in Spanish, and 570 were in English,” according to the survey document.

“This equates to approximately 60% of Avalon’s population living in a low-moderate income (LMI) household. Cities with 51% or more persons LMI qualify for additional grant programming, particularly those related to housing and community development,” Francis wrote in her staff report.

“The overall survey results have a precision of +1-3.26% margin of error at the 99% confidence level, based on the population size of 3460 and 1074 individual represented in the 451 valid surveys. We can conclude that the results of this survey accurately represents the community,” according to the document.

Survey says

More than 35% (rounded) of the people surveyed live in two-person households, according to the survey.

Average family size: 2.38 people.

“Ethnic and racial disparities also emerge from the data. Hispanic, Latino, or Spanish-origin households constitute 41.61%, with a median income of $60,000, while non-Hispanic households, comprising 52.64%, display a notably higher median income of $95,000,” according to the document,” according to the survey.

“White households, representing the majority at 76.19%, have a median income of $80,000, while racial minority households at 23.81% exhibit a lower median income of $65,500,” according to the survey.

“Homeownership data shows that approximately 19.60% own their homes with a mortgage, correlating with a higher median income of $120,000,” according to the survey.

“In contrast, 61.02% rent, with a median income of $60,000. The 14.92% who own homes outright showcase a median income of $100,000. 4.45% occupy homes without payment of rent, presenting a unique scenario with a median income of $84,500,” according to the survey.

“There are 1074 residents represented in the 451 surveys. 642 are living in low income household, representing 60% of the surveyed population living in low income households,” according to the survey.

Asked if they owned or rented their homes, “Among the survey participants that answered this question over 61% are renters, while 20% specified that the home is owned by them or someone in the household with a mortgage or loan. Additionally, 15% mentioned owning the home outright without a mortgage or loan, and 4% occupied the residence without paying rent,” according to the survey.

“The majority of participants, 76%, self-identify as White. 3% of the responses indicate individuals identifying with two or more races, while American Indian or Alaska Native represent the second-highest category at 2%. Notably, 16% chose not to disclose their response to this question,” according to the survey.

“Golf carts and walking are the primary modes of transportation. Its worth noting that some respondents indicated using a combination of the mentioned transportation choices,” according to the survey.
